• Tenant screening, including credit check, criminal background check, income verification, and rental history • Professional lease document provided • Negotiate lease term with new tenant • Perform property inspection before a tenant moves in with prior move-in photos • Collect up-front fees and deposits associated with each property • Coordinate move-in with new tenant |
Property Management Services
• Originate new account for Owner, specific to their property
• Execute management agreement with owner(s) • Execute lease agreement with new tenant(s) and lease renewals • Collect monthly income for each property • Perform move-in and move-out inspections to make sure security deposits are handled appropriately at end of lease • Quarterly site visits to monitor maintenance issues and the condition of the property • Coordinate maintenance services within predefined authorized limits set by each owner • Handle coordination of utility services between occupancies |
• Use of an escrow account to process and retain security deposits and owner reserved funds for repairs
• Process and deliver accounts payable for owner(s) • Handle lease terminations and evictions (if necessary) • Maintain compliance with the Alabama landlord/tenant laws, and federal/state fair housing laws • Monthly accounting statements provided to owner(s) • Year-end accounting statement for ease of tax preparation • Provide owner with form 1099 for IRS |
