Preparing To Sell Your Home Before The For Sale Sign Is Placed In Your Yard

There are many factors that go into selling your home that many people do not realize.  Three important factors to selling your home are 1.) Condition, 2.) Price, and 3.) Location.  I am going to help you understand how much effort you need to put into your home BEFORE the "for sale" sign is placed in your yard. 

  • Take the first step and call me so that I can help you get organized with an action plan.  I will tour your home and provide recommendations on things to do to spruce up your home so that buyers will hopefully come pouring through your door.  

  • Gather your paperwork together such as the deed to your home, plat map or survey, HVAC systems, information on your roof, utility bills, plumbing and electrical systems, appliances, and any remodeling or upgrades that you have done to your home.

  • Check on the minor things that you might take for granted such as a mailbox that has been beaten up or rusted out, faded shutters, or outdated fixtures, handles and door knobs.  Paint the walls and have the carpet professionally cleaned.  

  • Remove evidence of pets.  You will become accustomed to your pet's smell and mess.  New buyers will not be immune to this.  They will notice all of  the smells and stains from your pets.

  • Make your yard and curb appeal attractive.  Trim dead branches and plants and plant some colorful flowers.  Place new pine straw or mulch in your flower gardens.  

  • Make your home less personal by decluttering the items that you do not really need to use on a daily basis.  Keep the counter tops and dresser tops free from clutter.  Declutter your closet space.  Let the buyer walk in to your home and visualize their own belongings in the space of your home instead of being distracted by your clutter.  

  • Take the time to realize the age of your roof, HVAC system, and appliances, as well as rooms that may be outdated.  Getting estimates on these costs will help you negotiate more efficiently.  

  • Professionally clean your home.  If you think it is clean to your standards, then clean some more.  Hire a professional.

Now you can see why it is so important to get organized and make your "to do" list as soon as possible if you want to sell your home.  It will take some time to get your home ready for the market, but if you do, then you will be a step ahead of the competition.
