In my last blog, I talked about the “must-have” lists and desired features needed to identify the perfect home. In this blog, I intend to address other issues that can affect the idea of a perfect home. It is important to discuss these issues with homebuyers. Doing so can help buyers really hone in on finding the perfect home, which meets more of the criteria they are looking for. Hopefully, you will find this list helpful as well.
OTHER FACTORS WHICH CAN AFFECT THE IDEAL OF A PERFECT HOME
Can you imagine if your new home was beside a train track or busy highway? Even if it has all the desired features to make it the perfect home, the reality of sleepless nights or early sunrises will set in real quick. This will quickly make your perfect home a nightmare come true! Therefore, be really observant of the surroundings of your potential new home. I encourage buyers to frequent the home in their sights at different times of day or night, to get a sense of traffic and activity surrounding the home.
2. Commute time to work and frequently visited shops/stores
This issue may not resonate with everyone. But I can assure you if you have kids that need to be dropped off at daycare or bussed to school, your commute time is a significant difference in your life. Parents understand how difficult it is to get out of the door with kids, lunch bags, homework, and diaper bags in tow, and still be at work on time. Parent buyers will need no convincing of important it is to approximate their commute time when buying a home. Being stuck in rush hour traffic trying to get to work on time or pick up kids from school is not fun!
At first, you may not think this issue is not important. But, again, parents will appreciate a house layout where older kids can be placed on one side of the house, and parents on the other. Before long, everyone needs a little privacy...right? If not even for kids, think of when in-laws visit. You will want a little space between the sleeping quarters. So it is important to be mindful of this concern if you come from a large, close-knit family who enjoys visiting during the holidays. (Lol! Just let that one sink in.)
Similar to location, but on a more personal level. If it’s important to homebuyers to be a part of a neighborhood, then it's equally as important for them to examine the neighborhood prior to buying. Visit the neighborhood and drive through at different times. Depending on how important this issue is to homebuyers, it may be advantageous to talk to a couple of the neighbors. Particularly, buyers would want to observe population and traffic in the neighborhood at different hours. Additionally, they will want to gauge if neighbors are friendly, approachable, what schools the neighborhood is zoned for if there are any CC&Rs and HOA fees, or amenities for the kids (play area, pool, walking trails or nearby park). No one wants to be saddled with unkempt neighbors for the next 30 years...right?
5. Lot size
Probably the least attention is given to the lot size. But when looking for the perfect home, it should be given ample consideration. Why? Well, quite frankly, it’s the one piece of buying a home that is altered. The lot is what it is. So, consider if the backyard is big enough, is there enough room for the kids to play, or if you have a view you will enjoy for years to come. Or consider lawn maintenance. How long will it take to mow the lawn? Also consider the lots on either side of the new home, especially if they are vacant. Find out what the vacant lots are zoned for? Usually, it should be residential. But, I've heard a few stories where the vacant lots were zoned for commercial use. Can you imagine finding that out after closing?
Similar to layout, but space refers to ‘not feeling cramped.’ To address this issue, buyers have to
visualize the new home with their things: furniture, beds, clothing, etc. This is doubly important for growing families. It’s important to consider if the new home has room for new babies prior to purchase. It doesn’t mean you can’t grow out of a house and just buy another at that time. But we all know how life throws curveballs at times. Better to be prepared than not. It’s important to make sure all involved (kids included) feel there’s adequate space in the home. No one wants to feel cramped in a new home.
7. Age of the property
Even the most aesthetically appealing home can turn out to be your not-so-perfect home if it’s an older home with wiring or foundation issues. Considering the age of a property and the amount of renovations needed to bring it up-to-date is a factor in choosing the right home.
8. Room for expansion
This issue is extremely important for a growing family. If you know going in that your family will expand in coming years, you will definitely want to consider if your perfect home today will be your ideal perfect home in 2, 3 or 5 years. If not, you’ll find yourself listing your home sooner than you would have liked to.
Not to add more to the plate for looking for the perfect or should I say, ideal home; but, once you put these issues into perspective, you’ll see why it’s critical to consider them when looking for your perfect home. If one or more of these issues are a concern once you’ve identified your perfect home, the outlook of your perfect home will not look so perfect anymore; even if the home meets your “must-have” list and has all the features you love and require. So, be encouraged to look for a home that allows you to have peace, relaxation, and the quiet enjoyment of your home, which you are entitled to. Trusts me, there’s no greater joy than coming home to peace and quiet in the comfort of your home.
