Selling your own home is akin to trying to drink from a fire hydrant, it’s a big responsibility. There are so many ways for things to spiral out of control. Some of these are: (1) you are responsible for all the financial and legal aspects to the transaction. You have to be diligent about verifying that all the paperwork is in order, so the sale does not fall through and is legal and binding; (2) you have to generate your own potential buyers using a variety of marketing techniques; (3) You are also responsible for all your marketing costs, which can be quite expensive and to be you will need to be knowledgeable of how to market in the social media world;(4) selling your own home is a time-consuming process. You have to be available to show your home, hold open houses and respond to questions about the property. As a result, you have to give up much of your free time to manage this process; (5) You also need to prepare mentally and financially for less-than-ideal scenarios.
In conclusion consider that owners who endeavor to sell by owner are up against a tremendous learning curve. In addition home sellers who try to do it themselves often end up taking longer to sell, sell for far less than homeowners who work with an agent, and if your only motivation is to keep from paying a commission Keep in mind that the buyer's agent will expect to be compensated, so you won't be able to save the entire commission, as you'll need to pay 1-3% of the home's sale price to the buyer's agent.
So before you make the leap to sell by owner do some research as to what the value, cost and rewards will be and make an informed decision? In the end a Real Estate Agent turns out to be a pretty good value for what they do.
